Building Services

Building Services is responsible for the daily cleaning of campus academic, administrative, and residential buildings. Building Services also provides cleaning services in support of special university events and floods. Administrative and academic buildings are cleaned during the first and second shifts Monday through Friday and the third shift Sunday through Thursday. Student housing and Greek housing is cleaned during the first shift, between 8 a.m. and 5 p.m., seven days a week.

    • Trash removal beyond normal items and frequency, heavy or bulky materials, or excessive amounts.
    • Cleaning of appliances, upholstery, area rugs, and window treatments.
    • Carpet cleaning and stripping/re-finishing of hard floor surfaces beyond the typical once per year.
    • Events support/coverage.
    • Special cleaning of buildings beyond the standard coverage.

Building Systems Control (BSC)

Building Systems Control (BSC) is Vanderbilt University's Maintenance and Operation's main control center for monitoring fire alarms, security alarms, and building control systems. The control systems supervisors dispatch personnel and/or contractors to make repairs and modifications. BSC receives on average 80 phone calls a day and generates an average of 400 work orders per month and serves as backup for SIS after hours and on routine service calls during standard business hours.

Please Note: Currently, we do not respond to student or parent requests about temperature control or ventilation in residential houses. Please report these to your Resident Advisor (RA) or using the ReADY application.

Zone Maintenance

The six maintenance zones incorporate the four skilled trades – carpentry, electrical, heating and air conditioning, and plumbing - into geographic areas of responsibility based on building locations, size, and maintenance requirements.

In addition to services for special events and monitoring of contracted services, the trade workers perform the following services for their respective zones:

  • Carpentry
    • Repair and replacement of doors, windows, glass, screens, ceiling and floor tiles, and drywall
    • Repair, constructing and assembling of furniture and custom cabinets
    • Mirror, white board and bulletin board installation and replacement
    • General carpentry maintenance services
    • Roof repairs
    • Masonry work (outsourced)
    • Interior and exterior painting touch-up work
    • Staining of doors, door frames, etc.
  • Electrical
    • Maintaining campus electrical infrastructure
    • Rewiring
    • Light bulb replacement
      • VUMO staff replaces building light bulbs and fluorescent tubes at no charge. However, for any light fixtures replacement at requiring specialized equipment, the customer may incur charges. To have a light replaced, please fill out a Facilities Services Request or call SIS at 615-322-9675.
      • Wiring, maintenance and repair of life safety systems
      • Campus security lighting
  • Heating and Air Conditioning
    • Maintenance and repair services on any equipment, device, part, mechanism or system that may control, change or produce any type of temperature fluctuation
    • Install all heating, ventilating and air conditioning systems in all campus facilities
    • Assess the need for major systems replacement
    • Manage and oversee HVAC related projects
  • Plumbing
    • Repair and maintenance of pipe and valve leaks, plumbing fixtures, hot & cold water systems, and back flow preventers
    • Perform fire extinguishers recurring inspections and maintain fire suppression systems
    • Inspect for gas leaks
    • Maintain fire suppression systems
    • Water conservation fixtures installation projects
    • General plumbing project
